TUNRO · TRUST & TRANSPARENCY

Terms of Service

The agreement for using Tunro. Please read it before accepting. These Terms govern the software, not your lease or a professional’s work agreement.

Effective October 14, 2026 · Version 2026-10-14

Your agreement with Tunro

Tunro is operated by DevScape LLC ("Tunro," "we," or "us"). These Terms apply to our US website and available landlord, resident, professional, and team services. By selecting the agreement checkbox and choosing Accept and continue, you agree to this version. You must be at least 18 and legally able to enter this agreement. If you act for an organization, you must have authority to bind it. If you disagree, do not use the account services. Public notices remain available without an account.

Software and independent relationships

Tunro supplies software for property records, communications, rent workflows, documents, and connecting landlords with independent professionals. Tunro is not your landlord, property manager, real estate broker, employer, contractor, insurer, bank, escrow agent, collection agency, legal adviser, or notary. We do not take possession of property, select residents, set rents, supervise work, or make housing decisions for you. Your lease and any separate work contract govern the relationship between their parties. Nothing here reduces a landlord’s duties or a resident’s housing rights.

Account security and authorized access

Provide accurate information, use a unique password, keep your credentials and invitation codes private, and promptly report suspected unauthorized access. Use only accounts, homes, records, and organizations you are authorized to access. Do not impersonate others, share access across unrelated households, or attempt to bypass access controls. Internal team access requires additional authentication. We may suspend access reasonably necessary to address fraud, abuse, security threats, or unlawful conduct; where reasonably possible we will provide notice and an opportunity to resolve the issue.

Landlord and professional responsibilities

Landlords are responsible for ownership or management authority, lawful charges, notices, entry permissions, deposits, repairs, habitability, fair housing, required disclosures, record retention, and obtaining any licenses or insurance their activities require. Professionals are responsible for their qualifications, licenses, permits, insurance, taxes, staffing, safety, work quality, warranties, and legal obligations. Both must verify scope, price, schedule, access arrangements, cancellation terms, and payment responsibilities directly before work begins. A listed profile, favorite, review, or scheduling status is not a guarantee, license verification, background check, insurance confirmation, or Tunro endorsement.

Residents, communications, and emergencies

Residents should review charges, report inaccuracies to their property team, and follow their lease and applicable law. Inviting or linking a household does not amend a lease. Tunro messages, reminders, read states, and automated dates do not replace any legally required notice, service method, consent, deadline, or delivery proof. Tunro is not an emergency or continuously monitored maintenance service. For immediate danger, contact emergency services and your property team through their emergency channels.

Rent payments and separate service providers

When enabled, rent payments use the landlord’s own connected Stripe account. The landlord is the payment recipient; rent is not held in a Tunro account or Tunro escrow. Stripe’s applicable terms and privacy information govern its processing. Review the displayed recipient, amount, method, fees, and any payment authorization before submitting. Landlords are responsible for lawful fees, refunds, disputes, tax reporting, and confirming settlement. A manual ledger entry or receipt is a record entered in the system, not independent confirmation of bank settlement. Professional work payments are arranged directly unless a separately disclosed payment feature is offered.

Trials, subscriptions, and cancellation

The landlord trial currently lasts 14 days for one unit, with no payment card required. It does not automatically convert into a paid plan. A paid subscription requires a separate checkout showing the price, billing interval, applicable taxes, recurring-charge authorization, and cancellation terms. Only the plan and price explicitly accepted at checkout apply. Where recurring billing is offered, manage or cancel it through the billing controls in your workspace or contact Tunro using the contact route below. Cancellation stops future renewals under the disclosed terms; statutory cancellation, refund, and dispute rights always apply. We will disclose material price changes before they take effect and obtain any consent required by law.

Documents and electronic signatures

You are responsible for the content, completeness, legality, delivery, and suitability of documents you upload. Tunro does not draft or review your agreements or guarantee their enforceability. Electronic signing, when available, requires the separate document-specific review and consent workflow; accepting these platform Terms does not consent to electronic delivery of every lease, notice, or agreement. Electronic form alone does not remove legal effect, but identity, authority, consent, document type, and applicable law still matter. Some documents or notices have special requirements or exclusions. Do not rely on Tunro messages or electronic signing to serve notices of default, eviction, foreclosure, or other notices for which applicable law requires a different delivery method. Tunro does not notarize. If notarization, witnesses, paper service, or another formality is required, arrange it outside Tunro, download or print the original, and upload the completed copy where supported. Keep your originals and signing records.

Your content and acceptable use

You retain your rights in uploaded content. You grant Tunro a limited license to store, process, display to your authorized recipients, and transmit that content as necessary to operate, secure, support, and improve the service. This is not a license to sell private documents or use them in advertising. Upload only information you have authority and a lawful basis to provide, and share only what is necessary. Do not upload passwords, payment-card details, Social Security numbers, government ID images, or unrelated sensitive medical information. Do not post discriminatory, fraudulent, infringing, threatening, or unlawful content, malware, fabricated reviews, or private details of others without authority. Do not scrape private records, test systems without authorization, overload the service, or evade restrictions. Legitimate criticism, truthful reviews, accessibility requests, and legal complaints are permitted.

Processing landlord-controlled records

For personal information processed on a business landlord’s behalf, the landlord determines the lawful purposes and provides documented instructions through the authorized service settings and commands. Tunro processes that information to provide the requested service, applies reasonable security and confidentiality controls, and does not sell it or use it for unrelated advertising. Landlords authorize the service providers described in the Privacy Policy for their stated functions. We will give notice of material subprocessor changes where required and work with the landlord on a reasonable objection. We will provide reasonable assistance with applicable data-subject requests, security assessments, and incident duties, and notify the responsible landlord of a confirmed breach affecting their controlled information without undue delay as required by applicable law. At the end of services, request return or deletion through our contact route, subject to lawful retention and backup restrictions. The landlord remains responsible for its own notices, authority, and duties; mandatory controller/processor terms and any separately executed data-processing agreement control over inconsistent language here.

Privacy, service availability, and records

Our Privacy Policy explains how we handle personal information. Landlords control much of the tenancy information they provide; they must meet their own privacy obligations. We use reasonable safeguards, but no system or transmission is guaranteed risk-free. Availability may be affected by maintenance, networks, third-party services, or failures. Keep copies of records you must retain and verify time-sensitive actions. Features may change; we will provide reasonable notice of material changes when practicable. No specific uptime, recovery time, or archival period is promised unless separately agreed in writing.

Intellectual property and reports

Tunro’s software, branding, and original interface materials belong to us or our licensors. We grant a limited, revocable, nonexclusive right to use the service as permitted by these Terms. Do not copy or resell the service except as allowed by law or written agreement. Report suspected intellectual-property infringement or unlawful content through our contact route with enough information to identify the content and your rights; do not include unnecessary confidential information. We may restrict reported content while reviewing it and may request further information.

Disclaimers

TO THE EXTENT PERMITTED BY LAW, THE SERVICE IS PROVIDED AS AVAILABLE AND AS IS, WITHOUT WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, OR NON-INFRINGEMENT. We do not guarantee uninterrupted access, error-free records, successful rent collection, any professional’s performance, or a particular business outcome. You remain responsible for reviewing decisions and records. These disclaimers do not exclude warranties or remedies that the law does not permit us to exclude.

Limits of liability

TO THE EXTENT PERMITTED BY LAW, TUNRO AND ITS PERSONNEL WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR LOST PROFITS, REVENUE, GOODWILL, OR BUSINESS OPPORTUNITIES ARISING FROM THE SERVICE. To the extent permitted by law, our aggregate liability for claims arising from the service is limited to the greater of $100 or the platform subscription fees you paid us in the 12 months before the event giving rise to the claim; rent and professional-work payments are not platform fees. These limits do not apply to fraud, willful misconduct, gross negligence, liability that cannot lawfully be limited, or any mandatory consumer, privacy, accessibility, housing, or other statutory right or remedy. They do not excuse either party from obligations the law makes nonwaivable.

Business-user indemnity

If you use Tunro in a business capacity as a landlord or professional, you agree, to the extent permitted by law, to defend and indemnify Tunro against third-party claims, reasonable costs, and damages arising from your unlawful content, infringement, material breach of these Terms, or unlawful property or work activities. This does not cover claims caused by Tunro’s own breach, negligence, fraud, or willful misconduct, and does not apply to a resident using the portal for personal household purposes. We will provide reasonably prompt notice, cooperate at your reasonable expense, and not agree to a settlement imposing an admission or nonmonetary duty on you without your consent.

Ending access and resolving disputes

You may stop using Tunro and request account closure through the contact route below. Cancel a paid subscription separately to stop renewal. We may suspend or terminate access for a material breach, unlawful use, or a security necessity, subject to applicable law. Necessary legal, payment, or tenancy records may be retained as explained in the Privacy Policy. Maryland law governs these Terms except where mandatory law provides otherwise. Subject to any mandatory right to a different forum, disputes may be brought in the state or federal courts serving Montgomery County, Maryland. These Terms impose no mandatory arbitration, class-action waiver, or shortened statutory limitation period. You may contact a regulator or seek urgent relief without first contacting us.

Changes and general provisions

We will identify updated versions and give reasonable notice of material contractual changes. Material changes requiring agreement will be presented for renewed acceptance; they do not retroactively remove accrued rights. If a provision is unenforceable, the remaining lawful provisions continue. No delay in enforcing a provision is a waiver. You may not transfer this agreement without our consent except where law permits; we may transfer it with a business reorganization or sale subject to your applicable rights and the Privacy Policy. These Terms and any explicitly accepted order govern the platform service; a separate signed agreement controls an actual conflict within its scope.
